SERVICES & RESPONSIBILITIES
1. Preliminary Design Phase 1”
a. Consults with owner to ascertain requirements of the project and confirms such requirements with him.
b. Prepares schematic designs leading to a recommended solution including a general description of the project for approval of the owner. Schemes may me revised until all requirements of owner have been satisfied.
c. Submits to the owner a statement of probable construction cost based on current parameters. Revise schemes to meet owner’s budget
2. Design Development Phase 2
a. Revises the first preliminary designs until approved by owners. .
b. Prepares from approved schematic design studies, the design development documents consisting of plans, elevations, and other drawings, and outline specifications, to fix and illustrate the size and character of the entire project in its essentials as to kind of materials, type of structure, mechanical, electrical and sanitary systems and such works as may be required.
b. Submits to the owner a further statement of probable construction cost.
4. Contract Document Phase 3
a. Prepares from approved design development documents, the complete construction drawings and specifications setting forth in detail the work required for the architectural, structural, electrical, plumbing, sanitary, mechanical and other service connected equipment.
b. Prepares specifications describing type and quality of materials, Bill of Materials & Cost Estimates, manner of construction and the general conditions under which the project is to be constructed.
c. Furnishes owner eight (8) sets of complete e construction drawings, specifications and general conditions, and bill of materials. Reproduction cost shall be charged after eight (8) copies.

5. Construction Phase 4.
Application of Building Permit shall be applied for the builder. From the approved complete documents, the owner may “Hire The Contractor” for the construction or the architect may be the builder under a separate contract.

From the approved contract documents and Bill of Materials & Cost Estimates the Architect could act as the builder by “Construction Administration” for the proposed project under a separate agreement.
Hiring the Contractor
The homeowner selects and hires the contractor. We may be willing to make some recommendations. In many cases, homeowners choose from among several contractors they are asked to submit bids on the job, based upon the drawings and specifications. We can help you prepare bidding documents as well as invitations to bid and instructions to bidders. This process usually takes several weeks. The contractor should submit a construction schedule with the bid, so that the time that it takes to build the project will be specified. A project that is well-run by the contractor should not run substantially over the schedule, but weather and labor issues are very common delays. Also remember that roughly 10% to 30% of the cost of any remodeling project comes from change orders and add-ons during the construction process. This cost inflation can be kept way down by making your decisions ahead of time with a professional.
Construction Administration
While the contractor will physically build the home or addition, we can assist the homeowner in making sure that the project is built according to the plans and specifications. The architect can make site visits to observe construction, help the owner review and approve the contractor's applications for payment so that there are no overpayments, and generally keep the homeowner informed of the project's progress. The architect acts as the owner's agent and represents owner interests when contract disputes arise. The contractor is solely responsible for construction methods, techniques, schedules and procedures, as well as obtaining the signoffs from the City inspectors. The owner is responsible for project financing and timely payments. This is the classic triangular structure of responsibility that has the checks and balances necessary to do a project well.
Duties and Responsibilities as a CONTRACTOR or CONSTRUCTION ADMINISTRATOR
• Represent company on matters regarding Business Services and Negotiations.
• Overall head in all the said departments to Lead, Plan, Design, Implement, Monitor and Coordinate all transaction needed for all ongoing projects.
• Develop and strictly implement policies and work procedures for the firm.
• Discuss with clients the requirements, design/built and its implementation.
• May prepare or discuss to my subordinates the scheme or design needed or required by the client for every project.
• Present and discuss designs to clients for further revision or approval.
• Disseminate the final working drawings, design, estimate, Bar chart – S-chart, manpower schedule, and material take-off to my entire subordinate (engineers).
• Prepare/ Submit sets of approved plans and provide/ prepare written contract for implementation.
• Prepare, Plan and Implement all construction activities according to the specifications, schedules, and budget as per contract.
• Monitor/ Coordinate with Client/ Suppliers during the construction.
• Oversee all ongoing projects and ensure the quality, reliability and valued engineering shall be delivered to all our clients.
• Oversee all Personnel in the Administration Department and ensure that necessary payroll/ collection/ remittances and documentations are done and issued on time.
• Oversee all personnel in the Motor pool/ Heavy equipment Department and make sure that the necessary tools/ equipments shall be available and are all in good condition.
• Oversee all personnel in the Construction Department and ensure the completion of project on time.
• Present/ Documents all Weekly, Monthly progress reports to our clients.
